Here at Lexis, we’ve created our fair share of fantastic floor plans. After designing and building plenty of beautiful new homes in Saskatoon, we’ve learned what works, and what doesn’t. That’s what has helped make this an award winning floor plan (2017 Bridges Award for Best Production Home Over 1300 sq ft).

For our newest floor plan, The Elate, we’ve brought together all the elements that a stylish and functional new home requires. From the welcoming front porch, to the luxurious ensuite, to the optional covered porches, bonus room and garage extension, we’ve thought of everything our clients need to create a happy home.

Let’s take a tour, shall we?

It all starts with classic curb appeal. The inviting front porch is bookended by elegant columns, giving the home a refined craftsman feel. Stepping inside, you’ll find a casual foyer with a practical storage and bench seating. Moving further into the home, you’ll pass a second storage closet and a powder room, discreetly tucked around a corner for privacy.

The heart of this home is the open-plan kitchen, living and dining area. The generous kitchen island serves as the hub of activity in this airy, light-filled space. A large walk-through butler pantry offers ample storage and extra work space, while the kitchen provides plenty of counter space. A sophisticated dry bar sits adjacent to the kitchen and living room, adding extra space for storing your Prairie Sun brew, your pinot, or for prepping a cocktail (we hear the drink of summer is champagne on ice).

Whatever your drink of choice, you’ll want to take it outside to the porch overlooking the backyard, accessible from the dining area. If you prefer the shade, there’s an option to make this a covered porch. When the days get shorter and the air gets more brisk, you’ll appreciate getting cosy by the glowing fireplace while watching the snow fall outside the expansive windows.

Upstairs, no detail was overlooked. The master bedroom boasts a spa-like ensuite with a dual-sink vanity and a separate tub and shower. It wouldn’t be complete without a sizable walk-in closet. For homebuyers who love to put their feet up outdoors—with a little privacy—a second-floor deck accessible from the master is a great option to consider. Two additional bedrooms on this level share a bathroom and linen closet. The laundry room is conveniently located next to the linen closet.

We know our homebuyers love to have choice when it comes to extra features. For those who need the space, there’s an optional bonus room that can be added above the garage. And the garage itself can be extended to create space for a workshop, an extra vehicle or sports equipment.

A Day in the Life in the Urbane – our featured floor plan

Imagine waking up on a Friday morning and starting your day with a shower in your luxurious ensuite bathroom. You then make your way to your spacious, walk-in closet to pick out your clothes. Everything – from clothing, to shoes and accessories – is organized amongst the custom built-in shelving. You can see everything you own, and getting ready is a breeze.

You head downstairs. Your partner has already made the coffee and you enjoy your breakfast together at the large, quartz-topped kitchen island. The sun streams through the large windows, flooding your open-concept kitchen, living room and dining area with natural light.

Your partner leaves for work and you make your way to your home office, as you’re working from home today. You open the window, letting the fresh spring breeze blow in.

In the afternoon, a client drops in for a meeting and says that your house is beautiful. She’s been there before, but can’t help but admire it each time she visits. She tells all her friends how incredible it is (we’re not exaggerating – this does happen to our clients!). You stop to appreciate the layout of the space — having the office on the main level means you don’t have to bring clients upstairs to a second-floor office (and helps you avoid all the last minute tidying that might entail).

Later that evening, you have friends over for dinner. You whip up dinner with your partner while your guests relax in the living room. The open layout means you’re still part of the conversation. One of the guests brings his drink to the kitchen island and helps you chop vegetables — there’s plenty of counter space to share. Your favourite music streams through the speakers in the ceiling.

This is a day in the life for owners of our Urbane home design. And if that day didn’t sound appealing enough, here are a few more benefits of this functional floor plan:

  • Buy a boat, snowmobile, or a third vehicle? There’s an option to add a garage extension giving you that extra space you need to securely store your investment.
  • Love to dine outside in the summer? The Urbane design allows you to add a covered deck in the backyard, with easy access to the kitchen. We’ll include a gas line for your barbecue too!
  • If your family expands, there’s space in the basement to add a fourth bedroom and an extra bathroom. This isn’t your typical basement either: the raised main floor allows us to install large basement windows, creating a bright, airy space.

Either way, our floor plans can be resized – larger or smaller – to suit your lifestyle. We’ll work together with you, reviewing your needs and wants, to ensure the perfect fit.

Choose from an array of add-ons

In addition to adjusting the size, Lexis offers an array of add-ons to consider. For example, in our Trend 1852 floor plan, you’ll see an option to extend the garage’s depth — allowing extra space for another vehicle, a workshop area, or storage for yard equipment. There’s an option to add a bonus room on the second floor, and even an opportunity to develop a basement suite should you decide you’d like to earn some extra cash by becoming a landlord. 

Switch up the exterior

Have an affinity for stone and stucco? Maybe you prefer brick with cedar accents? Our exterior finishing details aren’t set it stone (pardon the pun!).
