We get it. It’s not exactly light reading. Ours run 8-9 pages. But here’s the thing – skipping past them is one of the easiest ways to walk into your build with the wrong expectations.

So what are Home Specs, exactly?

Your Home Specs are a detailed breakdown of everything included in your quoted price, including materials, finishes, structural elements, mechanical systems, the works. Think of it as the written agreement between you and your builder on exactly what your home will be made of.

Why They Actually Matter

• Everything is (or should be) in there.
  By the time you’re reviewing specs, almost everything has been finalized. This is your chance to confirm that every feature you’ve discussed is accounted for in the price. If something’s missing or doesn’t look right, now is the time to catch it, not after construction starts.

• They’re your reference point if questions come up.
  Misunderstandings in a custom home build almost always come down to one thing: assumptions. Your specs eliminate the guesswork. If there’s ever a question about what was agreed upon, the specs are where you go first.

• They tell you what’s going into your home.
  From framing to insulation to electrical: your specs outline the materials and methods being used. Knowing this stuff isn’t just interesting, it’s useful. It helps you understand the quality of what you’re getting and gives you a baseline for maintenance and long-term care down the road.
