Review: Infill show home “a combination of traditional elements with modern twists”

Lexis Homes’ newest show home boasts a modern hardie board and brick exterior in the desirable neighbourhood of Varsity View. It’s based on “The Drift” infill floorplan and is currently for sale and listed at $789,900.

Graceful trees canopy the street at 1312 15th Street East in Saskatoon’s Varsity View neighbourhood where Lexis Homes’ Parade of Homes entry sits, showcasing a unique modern exterior.

The proximity to the University of Saskatchewan and downtown, along with a combination of traditional elements with modern twists, will make it an attractive design for many.

“You’ll notice we’ve gone with 10-foot ceilings on the front of the house,” points out Lexis president Cam Skoropat. He explains the goal was to maximize the amount of natural light in the space. With no windows allowed on the sides of the house, the oversized window in the living room and generous window in the kitchen are key in keeping the space from being too dark. The white walls also keep the space bright and inviting.

A more traditional kitchen colour palette features trendy dark grey cabinetry paired with a dark-stained oak and white quartz countertops. The backsplash features wood grained tiles that add a bit of texture and warmth to the space. The backsplash also echoes the beautiful extra-wide plank engineered hardwood flooring throughout the main level.

For extra seating and workspace, the island has a second tier with grey quartz that functions as an eating bar.

A sizable walk-in pantry offers plenty of storage shelves, another counter and more cabinetry. The dining area also has a bar area with built-in wine rack and fridge. This is convenient for homeowners who like to entertain.

The staircase is one of those features where the traditional and the modern meet. Wide black metal spindles accent a chunky wood.

Two bedrooms, a large laundry room, and bathroom are on the front of the house on the upper floor.

The homeowner’s suite offers plenty of space and south-facing windows. An unexpected ceiling detail adds a touch of glamour to the bedroom. A striking black soaker tub on one end and jet-black-tiled shower on the other bookend the spacious ensuite, creating a special retreat for the homeowners.

While most of Lexis’ show homes are used for a year, this particular home is currently for sale and listed at $789,900. The 1,944-square-foot home includes completed landscaping and detached garage and carries the Holmes Approved Homes certification.
